A sympathetic response to breathe new life into a brown field site

Client:
Turnstone Estates

Location:
St. Neots, Cambridgeshire

Sector:
Leisure & Retail

The £4m Rowley Arts Centre is a mixed use leisure and retail development designed to put the entertainment heart back into St. Neots.

The linear site located in the town centre, on the edge of a conservation area and next to a listed building, presented significant design and practical challenges.

Our design solution successfully incorporated a multi-screen Cineworld cinema, four family-orientated restaurants, three two-bedroom residential apartments and the existing, listed, Cressener House all arranged around a new public plaza.

We also took the opportunity to enhance the public realm by introducing new pedestrian routes to the town centre, on site car and cycle parking, a children’s play area and future space for local art or sculpture.

The complex is already enjoying high footfall and is making a major contribution to the continued growth of the town.
